Middle East Tourism and New Community Development
Project Undertaken at IBI Group
Principals of Sierra have experience of working in the Middle East on a range
of tourism resort-related development projects, notably for Government-sponsored
real estate development companies in UAE (Abu Dhabi, Dubai and the
Emirate of Fujairah). Projects included the following:
1. Development master planning for (i) a new 100 hectare resort
on the Indian Ocean coast of the Emirate of Fujairah, adjacent to
the Hajar Mountains extending northward into Oman, and (ii) a 30
hectare beach resort opportunity in the Emirate of Umm Al Quwain.
Jonathan Hack was responsible for the market research and market
rationale for the proposed development program, and the resulting
financial ROI (Return on Investment) analysis for all product types
including hotel, ownership residential, commercial retail and restaurant
development.
2. Master Planning for a 200 sq. km. master planned city-region
in Abu Dhabi. Jonathan headed up the strategic (macro) economic
opportunities assessment and identification of drivers to anchor
a series of development nodes within a 20 year master plan for a
new region north of Abu Dhabi. The financial analysis sought to
establish a land value based on a phased release of lands following
the development of necessary infrastructure. Detailed financial
proformas were provided for the initial communities to be developed
between 2010 and 2014.
