Project Undertaken at IBI Group

Working on behalf of the Southern California Association of Governments (SCAG), Jonathan Hack was involved in the planning for the development of Light Rapid Transit (LRT) in Orange County, from Santa Ana (a Federal and County office node), through Costa Mesa to Irvine, terminating at the University of California at Irvine (UCI) campus. Jonathan managed an assessment of development potential (including Transit Oriented Development) at station nodes along the route. This included an estimate of potential gross floor area (GFA) which could be developed on existing lands and under current zoning provisions over a 15 year period. The analysis considered the impacts of higher order zoning around station nodes and potential means of capturing the enhanced value of development lands surrounding stations in order to contribute to the capital cost of the LRT system.
