LeBreton Flats Real Estate Development Strategy
Ottawa, Ontario
2000
Project Undertaken at IBI Group
Jonathan Hack provided the National Capital Commission (NCC) with a strategy for land disposition and development of LeBreton Flats, a 100 acre site of land north of Wellington St. adjacent to the Ottawa River and the Parliament Precinct. The aim was to enable private sector development of residential, office, retail and institutional uses.
The study team provided a market and financial feasibility plan and implementation strategy for the remediation of this heavily contaminated site. The strategy provided the NCC with a proposed phasing schedule involving staged remediation and release of development parcels for residential, retail and office redevelopment, creating significant revenues to the NCC based on the incremental development of the property.
Status: The site has been developed in stages and includes the Canadian War Museum and a range of medium to high density housing.
